Picking the right builder is one of the biggest decisions you’ll make if you’re planning a loft conversion. Choose well, and the job runs smoothly. Choose badly, and it turns into weeks of stress, mess, and surprise costs.
To find out how different builders really measure up, we did a little test.
We asked three local builders to quote for the same project: a standard loft conversion with a dormer, full staircase, and an en-suite. Same house. Same layout. No special requests.
What we got back revealed more than we expected.
Builder 1: The Fast Talker
The first builder from Ascent Builders in Surrey showed up on time, friendly and confident. He walked through the space quickly, didn’t take notes, and told us he’d done “loads of these” and didn’t need to measure everything.
His quote arrived the next day – handwritten and vague. It was the cheapest of the three, but it didn’t include much detail. No breakdown. No mention of building control. No timeline.
When we asked for clarification, he replied with: “It’ll be fine. I’ll sort it all.”
We weren’t convinced. Cheap doesn’t always mean cheerful.
Builder 2: The Smooth Operator
One from Dulwich Loft Conversions turned up with a tablet, a branded van, and lots of photos of previous jobs. He spent more time in the loft, asked questions, and offered a few helpful suggestions about space and layout.
His quote arrived two days later by email – professional and clearly laid out. It included a payment plan, a start date, and everything from insulation to waste removal.
He also mentioned building regulations, and even offered to deal with the local council on our behalf.
The price? Mid-range. Not the cheapest, not the most expensive. But very fair for what was included
Builder 3: The Wild Card
Our third builder turned up late, forgot to bring a tape measure, and looked like he’d come straight from another job. He seemed nice enough, but didn’t really ask many questions.
His quote arrived by WhatsApp in bits and pieces. Labour here. Materials there. Nothing was properly added up, and he changed the price twice when we asked about plumbing and electrics.
We got the feeling he might be taking on more than he could handle. And we weren’t sure he’d be turning up every day if the job went ahead.
How We Judged Them
We looked at five things:
- How they handled the initial visit
- How quickly and clearly they gave a quote
- How detailed and honest that quote was
- How easy they were to reach with questions
- What kind of support they offered beyond the build
Only one builder ticked all the boxes
The Winner: Builder 2
Builder 2 came out on top for one reason: trust.
He didn’t promise the fastest job or the lowest price. He promised a proper job, done right the first time, with no sudden surprises.
He included clear timescales, realistic costs, and mentioned things that the others didn’t – like access for scaffolding and noise during the build. He also gave references before we even asked.
We checked two of them. Both customers were happy, and one even sent us photos of their finished loft. That sealed it for us.
What This Taught Us
Choosing a builder isn’t just about price. It’s about how they work, how they communicate, and how honest they are from day one.
The lowest quote can often lead to the highest final cost once the extras start creeping in. And the flashiest van doesn’t mean much if the work’s not up to scratch.
What matters is clear quotes, proper planning, and a builder who treats your house like their own.

If you’re planning a loft conversion – or any major home project – don’t rush the decision. Meet at least three builders. Ask questions. Get everything in writing.
